QR codes with your logo inside

Every property gets its own code, with the agency's mark in the middle instead of an anonymous square. Printed on the board in the street, it takes a passer-by straight into the model without going through a portal.

Uploading does not wait in a queue

The file is made lighter before it leaves, for incoming files up to 350 MB: a scan of a few hundred megabytes comes down to a few tens. That is the difference between a model that opens on mobile data and one the client closes first.

Folders, not a list that keeps growing

Properties go into nested folders, named the way you name them. At a hundred and twenty-eight scans, the difference between finding one and hunting for it is exactly this.

Measurements that hold up in a negotiation

The client measures for themselves, inside the model, and what they read is what they would read with a tape in hand. The PDF report carries your mark and the same figures.

The link goes where you already publish.

The model lives at an address of its own and is shared like any link: inside the listing on the portals, in a chat, in an email, or from a printed QR code. There is nothing to install on the agency's site and nothing to ask the portal for.

The questions we always get.

Our agents are not technical. Is it hard to use?

Scanning means walking the rooms with the phone in your hand, the way you would film a video. Uploading is a file you drag in. Whoever already takes the photos in the agency will be taking scans half an hour later.

What devices do we need to scan?

Scanning needs an iPhone or iPad with a LiDAR sensor, which means the Pro models from 2020 onwards. Looking at the result needs any phone from the last few years, Android included.

Do you only support models made with your own system?

No. Any GLB or USDZ file uploads as it is, whatever software or scanner it came from. There is no format of ours.

Does it work for a studio flat, or does it need a large property?

Size does not change the procedure: a studio flat scans in a few minutes, a warehouse in half an hour. On small spaces the gain is if anything larger, because those are the ones a wide angle photo distorts most.

Do 3D models slow down the listing page?

The model does not sit inside the listing: it lives at an address of its own and opens when somebody asks for it. The portal page loads as it did before. The model itself is compressed before publishing and arrives in a few seconds even on a mobile connection.

Can I upload models made with Matterport or other scanners?

Yes, if they were exported as GLB or USDZ. They upload into the dashboard like any other file and behave the same way from there on.

Are my data and customer data safe?

Scans and client records sit on servers in Switzerland. Traffic is encrypted in transit with TLS, administrative access is restricted and backups are regular. Each agency sees only its own properties.

What is the best Matterport alternative for real estate?

What is the difference between Protocol-Z and Matterport?

The main difference is on the viewer's side: with Protocol-Z the end client opens a link and sees the 3D model and augmented reality straight in the browser, with no app to install and no account to create. Protocol-Z also includes distance, area and volume measurement, plus an indicative energy cost estimate based on ARERA benchmarks for Italy and ElCom for Switzerland. Scanning is done with an iPhone or iPad with a LiDAR sensor, so there is no dedicated camera to buy, and GLB or USDZ files exported from Matterport or other scanners can be uploaded as they are.

Can a property be viewed in augmented reality without installing an app?

Yes. Protocol-Z uses WebXR on Android devices and headsets, and Apple Quick Look on iPhone and iPad, so augmented reality starts from the browser. The prospective buyer scans a QR code or opens a link and sees the property at 1:1 scale. Nothing to install, no sign-up.

How does the energy cost estimate work?

The estimate starts from the real volume derived from the 3D scan and the property's declared energy class, and combines them with reference prices for the target market: ARERA for Italy, ElCom for Switzerland, in euros or Swiss francs. The result is a seasonal annual average, meant to give the prospective buyer an order of magnitude for running costs. It is an indicative estimate, not a certified energy assessment.
